Clearing Out Old Outbuildings

Garage and shed removal is one of the most common small demolition jobs in Memphis. Older lots often have a detached single-car garage at the back, a carport tacked onto the house, a rusted metal shed or a rotting wood deck. Severe thunderstorms and ice storms, which Wikipedia's climate summary notes can bring down limbs and power lines, finish off a lot of these structures. Whether it was storm damage, termites or just age, we take it down, haul it off and leave the spot ready for a new building or lawn.

What we remove

  • Detached garages: wood-frame, block and brick garages, including roof, walls and doors.
  • Carports: metal and wood carports, attached or freestanding.
  • Sheds: wood, metal and vinyl sheds of any size.
  • Barns and workshops: larger outbuildings on bigger lots.
  • Decks and porches: wood decks, railings, stairs and footings.
  • Slabs and footings: the concrete under the structure, if you want it out too.

Before we start

Even a small outbuilding can have connections that need attention:

  • Electric. Many garages and workshops have a buried or overhead feed from the house. The circuit has to be shut off and the wiring removed back to a safe point.
  • Water and gas. Some garages have a sink, a heater or a gas line that needs capping.
  • Permits. Some cities require a demolition permit for an accessory building, depending on size. We check what your address needs.
  • Neighbors and fences. Garages built right on the property line need careful work so the neighbor's fence and yard stay intact.

Old garages and asbestos

Many Memphis garages date from the same era as the houses they serve; Point2Homes' Census summary puts the city's median home build year at 1970. Older garages and sheds sometimes have cement-asbestos siding or roofing panels, which look like stiff, gray, shingle-like boards. If we see suspect materials, we talk through testing before the structure comes down, since breaking those panels releases fibers.

The slab underneath

The slab is a separate decision. If you plan to put up a new garage or shed of a similar size, a sound slab might be reusable. If it is cracked, sunken or in the wrong spot, it should come out. HomeGuide's concrete removal guide lists a two-car garage floor at $1,000 to $3,500 to remove and a 10 by 10 foot slab at $300 to $800. We price the structure and the slab on separate lines so you can decide.

Finishing up

After the debris is hauled, we fill any holes from footings or posts, grade the area to drain away from the house and neighboring structures, and leave it ready for seed, sod, gravel or a new slab. Metal from sheds and carports is separated for scrap recycling.

Garage & Shed Removal Questions

How much does it cost to tear down a garage?

HomeAdvisor lists garage demolition at $4 to $10 per square foot. Removing the slab adds to that; HomeGuide lists a two-car garage floor at $1,000 to $3,500.

Do I need a permit to remove a shed?

It depends on the city and the size of the building. Some require a demolition permit for accessory buildings. We confirm what your address needs before scheduling.

Can you remove a storm-damaged carport?

Yes. Storm-damaged carports and garages are common after severe weather. We take down what is unsafe first and haul it off, and the rest can be removed or left as you choose.

Will you take the slab too?

If you want it gone, yes. We price the slab on its own line so you can decide whether to keep it for a new building or remove it for lawn.
